Ace Airbnb To Supplement Your Income

Australians can now easily capitalise on the share economy, thanks to the easy-to-follow advice in new eBook Acing Airbnb!

Whether you have an empty room, an unoccupied fold-out couch or an entire investment property, you’ll be impressing family and friends with the income you generate - while by hardly lifting a finger to do so.

As any seasoned Airbnb host will tell you, the potential to make money via Airbnb goes well beyond what you may receive via a real-estate agent. Airbnb also allows hosts the flexibly to rent spaces large and small, whenever a host likes!

Acing Airbnb author Nicholas Janzen rents his small Sydney apartment through Airbnb and receives an average per-week-return of $800 – which equates to $10,000 more each year than what the local agents quoted him before he started.

Since joining the site several years ago, he’s helped hundreds of others generate the same type of returns. Here, Nicholas offers readers his five top tips to get you earning more from your spaces or property via Airbnb:

Think Like A Traveller

For the most part, Airbnb provides travellers, as opposed to a local, with a place to stay. Think about what makes a place great from a traveller’s perspective… and ensure yours does too. Supplying, for instance, a few brochures on the area, a public-transport travel pass and a mobile phone SIM card make huge differences to guests’ ability to hit the ground running. Guests rewards thoughtful hosting with good reviews – and, as a result, you’ll be more likely to receive more guests!

Market Magnificently

Write engaging, informative and interesting copy on your listing about the area in which your property is located. If your place is next to a beautiful beach, say so. Take nice photos of everything that’s of interest, both in your place and the surrounding area. Make your place – and your personality – sing.

Update Your Listing/Calendar

Keep active. Evidence points to Airbnb looking favourably on hosts who keep their listing and, in particular, calendars up to date. Log in to the website and app daily and change prices regularly. I saw a significant upswing in my listing’s traffic and bookings – you should too.

Set Your Standards

Keep guests informed as to what you expect from them and what they should expect from you… whether that’s to do with check-in/checkout; inclusions; behaviour and more. Clear communication, in writing, prevents problems – and it covers you in the event of a crisis too!

Don’t Get Overwhelmed

Airbnb isn’t hard to master. Just be prepared to invest a couple of hours at the start of your journey – and an hour or two each week thereafter. That investment is well worth your time… and will definitely help supplement your super!

Whether you’re just starting on an Airbnb adventure or have been listed for a while, Acing Airbnb will help. Enjoy the journey – and the extra income!
